City planning staff described the property as a bungalow‑style dwelling in northwestern Independence, north of Highway 24, on a lot listed at about 6,000 square feet. Staff said county records show the dwelling was built in 1920 and recommended approval subject to standard short‑term rental conditions plus an additional condition (No. 8) requiring a driveway approach from the right of way to the two‑car detached garage.
Tina Gremudis, the applicant, was sworn and identified herself as a real estate agent who purchased the house as an investment. She said she intends to provide short‑term lodging close to stadiums and other Kansas City venues. When asked about the driveway approach condition, Gremudis said she understands and will comply.
No members of the public spoke for or against the proposal. A commissioner moved to approve the application; the motion carried 7–0 with Commissioners Nesbitt, Ferguson, Ashbaugh, O'Neil, Torres, Young and Chair Wylie voting yes.
