Crown Point council adopts multiple rezones, requires special-use for fuel stations and approves sewer tap

The council adopted Ordinance No. 2026-02-03 to rezone properties at 13306 and 13318 Iowa Street from R-1A Residential to BP-1 Business Park and Ordinance No. 2026-02-04 to rezone about 25.30 acres along Mississippi Parkway to BP-1. Both measures passed by unanimous roll-call votes (6-0). Council member Scott Evorik moved the first ordinance; Member Zack Bryan moved the second, seconded by Member Andrew Kyres.
On second reading the council also adopted Ordinance No. 2026-02-06, an amendment to Chapter 150 of the city code that will require fuel service stations to obtain a special-use permit before locating in the city. Planning Administrator Josh Watson read the staff report explaining the change; the measure passed unanimously (6-0).
The council approved a request from the Pivot Lounge, 11217 Whitcomb Street, to tap into city sanitary sewer only after Public Works Director Terry Ciciora confirmed required documentation had been filed. Owner Richard Siegel was present; the motion to approve carried 6-0.
Why it matters: The rezones clear the way for business-park development on multiple parcels and the new special-use requirement gives the city tighter land-use review over fuel service stations. The sewer tap approval lets a local business connect to city utilities.
What’s next: Some items discussed at this meeting — notably larger annexations and a taxable TIF financing proposal — were addressed in separate motions or held for later action.
