The Cleburne City Council voted 3–1 to approve an ordinance to rezone roughly 10 acres along the west side of North Main Street from Industrial District to Commercial Industrial Flex (CI), allowing a broader range of service and retail uses and enabling future multi‑tenant office and warehouse development.
Planning staff (Ms. Bergman) described the site as vacant, located north of the Live Oak Apartments and south of the RV Depot, with a significant overhead utility easement across the southern portion. "If this rezoning is approved, they will develop the property with a multi tenant office and warehouse development, but this approval does not include a site plan or any specific development plan," Bergman told council.
Staff said the future land‑use map designates the parcel for commercial uses and that property owners within 200 feet were notified; staff recorded one letter of opposition in the meeting packet. The Planning and Zoning Commission reviewed the application on June 8 and recommended approval unanimously.
Councilmember motioned to approve the request; after a second, the motion carried 3 to 1.
The approval permits any use allowed in the CI District subject to subsequent site‑plan review and building‑design requirements; no site plan was approved at the meeting.
