The Orono City Planning Commission approved an average-lakeshore setback variance (LA 24-37) for a property at 3545 Ivy Place to allow redevelopment where the buildable area is constrained by orientation and utility easements.
Staff (Miss Curtis) said the average-lakeshore setback requirement eliminates most of the buildable area on the lot and that the applicants’ proposal would create approximately 20 feet of additional lake view for a neighboring property. Applicants Beth Flynn Ferry and Mark Ferry told the commission their planned home would be similar to the existing structure and would not exceed the current roof height.
No public opposition was recorded and commissioners said the application improved the view-protection goal of the average-lakeshore standard; the motion to approve passed by voice vote.
