Commission approves lot-line adjustment and variances at Bayview Place

The Orono City Planning Commission voted to approve a proposed lot-line adjustment and related variances for properties at 2285 and 2305 Bayview Place on July 15, 2024. Staff said both lots are substandard for the LR1C zoning district and that the adjustment would produce two more standard-shaped lots and usable building envelopes.
“Due to the substandard size and irregular configuration, staff is supportive of the requested variances for lot area, lot width and the front yard setback for 2305,” Planning staff (Miss Nye) said. Applicant representative Mike Sherritt told commissioners the owners are out of town and that the proposal would allow a conforming expansion to the existing home and create a useable envelope on the vacant lot.
No members of the public spoke during the hearing. Commissioners broadly agreed the proposal reduced nonconformity: one commissioner observed it would improve the front setback from about 16.2 feet to 26.9 feet and that the rear setback, while reduced in one place, would remain above the minimum. A motion to approve the application as applied passed by voice vote.
The action approves lot configuration and setback variances only; any future building additions will still need to meet applicable building- and setback requirements.
