Public meeting drew about 50 as Madison County advances comp plan review, ADU and data‑center discussions

Chair Chris Walls opened the meeting and turned discussion to planning updates. Dennis, a county planning staff member, said the June 18 public meeting drew “about almost about 50 attendees” and featured a slideshow and video explaining zoning, overlay districts and accessory dwelling units (ADUs).

Dennis said the session covered proposed zoning for data centers, landscaping standards and how an overlay district would function. “We went over ADU… there was a great slideshow that company presented that really explained zoning, how it works, the overlay district, and how that works,” he said, and noted the presentation and video are posted on the county website for those who did not attend.

He said staff collected a “large amount” of public feedback via forms distributed at the meeting and that the county will review responses before finalizing a resolution. Dennis told the board that some elements of the draft resolution still need edits and that staff expect to take sections of the comprehensive plan chapter‑by‑chapter for review going forward.

The update also noted a separate point on timing: rezoning or changes tied to the comprehensive plan will not take effect until those zoning actions are formally pursued. Dennis said staff plan to finalize a resolution after the June 25 meeting and publish the final materials online.

The report closed with Dennis asking board members to continue reviewing the draft; he said the process is iterative and that additional edits remain before formal adoption moves forward.
