Board of Adjustment approves routine variances across Seminole County; one item continued to July

The Seminole County Board of Adjustment on Tuesday approved multiple setback and accessory-structure variances for single-family properties across the county and continued one fence-height request to the July meeting.
The board moved through a largely routine agenda, approving requests that included rear-yard, side-yard and height variances for projects ranging from screen rooms and carports to detached garages and cabanas. Staff presentations described each parcel, the variance sought and whether neighbors had submitted letters of support or opposition. Where recorded, applicants told the board the work would remain in existing footprints, replace deteriorated structures, or serve family needs.
Several items were approved by voice vote with no public speakers in opposition. Highlights include approvals for a rear-yard setback reduction at 818 Trevor Circle to permit a 21-by-15-foot roofed screen area (applicant Daniel Queeny), variances for a 14-by-45-foot carport at 7310 Lake Drive (applicant Jesse Hodnett), and a 16-by-20-foot cabana at 1938 Philly Trail (contractor Adam Smith), all of which staff said had neighbors’ support on file.
The board also approved an addition at 1744 West Sheryl Street that the applicant, Ronald Landers, said is intended to bring elderly parents closer for care. For most items staff confirmed there were no prior variances on the properties and documented whether homeowner associations or adjacent neighbors had approved the projects.
One fence-height item at 3355 Pine Ember Point was continued to the July meeting after the applicant did not appear. The board closed the meeting after approving the prior-month minutes.
What happens next: Applicants approved tonight may proceed to permitting subject to any building-code and permit conditions. Appeals of board decisions may be filed to the Board of County Commissioners within 15 days, staff noted.
