Denton trustees approve mower, sprinkler and traffic-equipment purchases; discuss Linda’s Retirement Development plat

The Village of Denton Board of Trustees approved several equipment and maintenance purchases and discussed a preliminary plat for a proposed Linda’s Retirement Development at a meeting Sept. 10 at the Denton Community Center.
Trustee John Juricek moved to approve the minutes of the Aug. 5 meeting; Trustee Trent Wheatley seconded and the motion carried. Hobelman noted that "the Open Meeting Laws are posted on the wall in the meeting room." The board recorded attendance by Trustees John Juricek, Doug Rosekrans, Trent Wheatley, Amanda Fangmeier and Joe Hobelman.
Why it matters: The approvals commit village funds and staff time for equipment and facility work, and the plat discussion could affect zoning and sidewalk standards in a future housing project.
Treasurer and Keno reports led off the agenda. The treasurer reported fund balances of General $101,109.67; Sewer $6,454.98; Water $4,836.00; Streets $6,076.37; and Community Center $2,182.93. The Keno report for July 24 showed gross proceeds of $486,903.54, a payout rate of 89.09%, unclaimed wins of $241.30, the village share of $19,029.93 and the operator share of $34,083.25.
Maintenance staff member Blackledge delivered the maintenance report, noting that a 24-hour composite test will be conducted next month and that infield work at the village ballfield was discussed.
On planning, trustees reviewed the preliminary plat for Linda’s Retirement Development. Board members raised concerns about sidewalk requirements, use of a planned-unit development (PUD), proposed changes to minimum standards and lot layouts. Trustees questioned why Block 3, Lot 2 is proposed as R2 zoning and asked staff for an example of an existing PUD ordinance to inform any decision.
Personnel: Trustees Joe Hobelman and Doug Rosekrans were appointed to conduct employee evaluations; the evaluations were tentatively scheduled for Monday, Sept. 16, starting at 2 p.m.
Procurement and maintenance approvals: Trustee John Juricek moved and Trustee Trent Wheatley seconded approval of a bid from ARB for traffic-control signs, barricades and supplies at $5,275.78; the motion carried. The board reviewed a quote from Mattice Lock for smart locks (including a smart lock on the concession-room door) but reached consensus to obtain a second bid before proceeding. Trustees approved a $750 bid from Lincoln Underground Sprinkler to move and repair sprinklers (motion by Doug Rosekrans; second by Trent Wheatley).
Grant and equipment purchases: Blackledge requested authorization to apply for a 2025 security grant to purchase a GPS locator unit; the minutes record the request and instruct staff to proceed with the application process. Trustee Amanda Fangmeier moved and Trustee Doug Rosekrans seconded approval to purchase a Lazer Z X-Series 72-inch mower from Crete Ace Hardware for $15,599.00; the motion carried.
Finance: Trustee John Juricek moved and Trustee Amanda Fangmeier seconded approval of Claims List A for $4,543.63, Claims List B for $13,092.90, and August payroll totaling $8,461.42; the motion carried.
The meeting was declared adjourned at 8:20 p.m. Clerk-Treasurer Charlotte Te Brink certified the minutes. Trustees will seek an additional PUD ordinance example before taking further action on the Linda’s Retirement Development plat, and staff will proceed with the security-grant application and planned employee evaluations.
