Hills council approves routine measures, holds closed session on real estate

At its Jan. 12 meeting, the Hills City Council unanimously approved the consent agenda, Resolution 2026-01 naming city depositories and an equipment/repair estimate, heard an audit update and a sanitation schedule change, authorized a closed session on real estate, and adjourned at 7:28 p.m.
The Hills City Council met Monday, Jan. 12, 2026, at the Hills Fire Station and approved several routine items before moving into a closed session on a real-estate matter.
Mayor Tim Kemp called the meeting to order at 7:00 p.m. and recorded that Council Members Henderson, Knebel, Rummelhart and Willette were present; Council Member Hudachek was absent. City Administrator Adriane Sedlacek, Maintenance/Fire Chief Pantel and City Attorney Sittig also attended.
Council Member Knebel moved to approve the consent agenda, which included the meeting agenda, Dec. 22, 2025 minutes, the scheduled list of claims, receipts from Dec. 19–Jan. 6, and the budget and treasurer’s reports; Council Member Rummelhart seconded. The motion carried on a 4–0 vote.
On separate motions, the council approved Resolution 2026-01 naming the city’s depositories for 2026 and approved estimate #1036 from Venteicher Heating and Cooling. The resolution passed on a unanimous roll-call vote (Willette, Rummelhart, Knebel, Henderson voting aye). The estimate approval was moved by Rummelhart and seconded by Knebel.
City Administrator Adriane Sedlacek updated the council on the recent audit report and told members that N & N Sanitation will not provide yard-waste pickup between December and April. Sedlacek said staff will begin preparation of the city’s budget for the coming year.
During council comments, Council Member Knebel asked about the welcome signs; resident Carol Kirikpatrick will collect quotes to replace greenery at the signs and report back to the council.
Later in the meeting, Council Member Knebel moved and Council Member Willette seconded to enter a closed session under Iowa Code Section 21.5(1)(j) to discuss the purchase or sale of real estate; the motion carried with four ayes and one member absent. The council reconvened to open session on a subsequent motion by Rummelhart, seconded by Willette.
Council Member Knebel moved to adjourn; Rummelhart seconded. The meeting adjourned at 7:28 p.m.
