Attorney Diana McGovern represented the applicant and planner Nicholas Graviano described the oversized lot (15,521 sq ft) and concluded the proposed house met the negative criteria for the D4 FAR variance. During the presentation the board noticed a cupola or "watchtower" element in the submitted rendering that could exceed the township’s 35‑ft height limit; the applicant agreed to remove or relocate the cupola to comply with height restrictions. The board also required that attic space remain non‑habitable and accessible only by pull‑down stairs.
A board member moved to approve the application subject to those conditions; the motion passed unanimously. The approval includes the condition that revised plans be submitted showing the cupola removed or relocated and a note limiting attic access to pull‑down stairs.
The approval is administrative and subject to the standard 45‑day appeal period.
