Developer receives favorable feedback for concept expansion to house high‑tech manufacturer

Owners and developers representing a warehouse/office campus told the Lindon Planning Commission on June 23 that they intend to expand an existing 51,000‑square‑foot building to provide dust‑free, vibration‑controlled manufacturing space for a defense‑related drone manufacturer.
The developer described the building’s technical infrastructure (redundant power, generator, secure badge access) and said the tenant has increased annual revenue and expects to add employees. The developer estimated the ground floor at about 25,000 square feet, noted roughly 240 employees currently in the campus and said available parking is abundant — the owner said the campus presently exceeds required landscaping and parking ratios.
"They're a really good company, very well‑run ... and if you haven't toured it, you should go over and tour it because it's really cool what they've done there," owner Mark Weldon said, framing the expansion as an economic development win for the city and noting a long‑term lease commitment is being negotiated.
Commissioners indicated positive preliminary feedback and asked staff and the applicant to prepare full site and construction plans, including any necessary sewer and drainage rerouting, electrical adjustments and landscaping updates. Staff noted they see no obvious zoning impediment and encouraged the applicant to file formal site plan applications and engineering submittals for review.
The developer also renewed an earlier public request that Lindon and regional partners continue to press UDOT and neighboring American Fork for promised traffic and safety improvements at nearby intersections, offering to contribute funding or work with the cities on interim measures.
Next steps: the developer will prepare complete construction and civil plans for staff review and return with a formal site plan application and building plans.
