Staff told the board that an appraisal delivered yesterday valued the property at about $3.265 million. A 25‑foot portion of the parcel had not been included in the original appraisal because the owner of that 25‑foot strip was not initially identified; staff said they expect a reappraisal including that strip could increase the valuation by roughly $500,000. The seller’s initial asking price listed on the agenda was up to $4.15 million.
Board members questioned whether the CRA should buy a 75‑year‑old shell that likely would require substantial renovation; staff estimated minimum renovation costs in the millions. Several members argued the agency should prioritize corridor investments or existing buildings that are shovel‑ready rather than take on a high‑renovation property for CRA office space.
Residents and callers, board members said, had not been fully briefed on the plan. For those reasons the board agreed to defer consideration of the proposed purchase to the special meeting on July 14 so staff can obtain the revised appraisal, provide renovation cost estimates and conduct additional outreach.
What’s next: Staff will request the reappraisal including the 25‑ft parcel, prepare estimated renovation costs and present community outreach notes and alternatives at the July 14 special meeting.
