Port Jefferson planning board approves site-plan amendments for three properties

The Port Jefferson Planning Board on July 10, 2025 approved amendments and resolutions for three site plans, clarifying bond timing, parking and landscaping requirements.
At the start of the work session the board accepted edits to the Conifer 2 site-development resolution (16016007 Main Street) that allow the applicant to post the required site-performance bond as a condition of the building permit rather than strictly before the final stamped site plan, a change staff said is acceptable because the building permit cannot be issued until the bond is provided. The board approved the amended resolution by motion.
Board members also edited and approved a resolution for 1037 Main Street in Port Jefferson to specify the removal of "grass grid parking stalls," to change the word "unusable" to "inaccessible" when describing measures to render former stalls unusable by vehicles, and to add two years of maintenance for plantings where landscaping is used as a barrier. A board member said permanent barriers (for example a small fence) could be allowed and the language was adjusted accordingly; the board voted to approve the resolution as amended.
For 75 North Country Road (hospital site) staff noted that the applicant must coordinate with the county health department for removal of an underground tank, submitted site-inspection fee calculations and bond amounts, and included specifications for a silencer/muffler for a new generator. Staff confirmed the silencer memo and specifications are part of the submission; the board approved the amendment.
What happens next: staff will finalize the amended resolutions and incorporate the clarified maintenance and bonding language into the village files and permitting steps. The board also confirmed that the next regular planning board meeting will be September 11, 2025.
