Jaffrey Planning Board approves two-lot subdivision on Fitzwilliam Road with recording conditions

The Jaffrey Planning Board on Feb. 10, 2026, approved a minor and technical subdivision filed by applicant Gwyneth Roberts and the Roberts Family Revocable Trust for Fitzwilliam Road parcels (Map 207 Lot 5.1 and Map 207 Lot 4), subject to precedent and subsequent recording conditions.
Trevor Fletcher of GRAZ Engineering presented the plan showing the parent lot of roughly 125 acres in the rural district and described the proposed lot configuration: Proposed Lot 1 (to be Map 207/5.3) will be about 15 acres with 255.52 feet of frontage; Parcel A (about 12.251 acres) will be merged with Map 207/4 (2.84 acres) to create a separate 15-acre lot once merged. Fletcher said no wetlands would be impacted and that access to the new Lot 1 is shown via a shared driveway easement originating at the existing driveway serving 476 Fitzwilliam Road.
The board voted 6-0 to approve the Minor & Technical Subdivision with conditions. Conditions precedent require the applicant to provide documentation confirming whether any New Hampshire Department of Environmental Services approval or determination is required and to submit a mylar and recording fees. Conditions subsequent require recording the Shared Driveway Easement Agreement between lots 207/5.3 and 207/4 and providing the town evidence of recording.
The plan set provided to the board includes a January 22, 2026, subdivision plan prepared by GRAZ Engineering, LLC, stamped by Paul A. Grasewicz, LLS. The board waived a site walk by unanimous vote prior to closing the hearing.
The approval permits the recording of the revised lot configurations once the precedent conditions are satisfied and the shared-driveway easement is recorded.
