The Town of Thompson Zoning Board of Appeals on March 10 approved an area variance permitting a front-yard setback reduction from the required 40 feet to 28 feet at 26 Richards Ave in Monticello.
Twona Hartley, representing applicant Marek Giernicki, told the board the work is intended to add a mudroom and a deck to the front of the existing house to gain additional space. Board members said the request fits the character of the neighborhood and is understandable given the small lot size.
The board went through the five statutory variance factors. Members found no alternative feasible that would avoid the variance, that the change would not be undesirable to the neighborhood, that the request was not substantial, and that there would be no adverse physical or environmental effects; they did note the alleged difficulty was self-created. With those findings, Jay Mendels moved to approve the variance; Sean Walker seconded. The motion passed with all in favor and none opposed.
Chairman Richard McClernon appointed Darren Miller as a voting member for the meeting and presided over the vote. There was no public comment for this application.
The board did not attach special conditions to the approval; the variance was recorded in the meeting minutes as approved on the night of March 10. The matter is complete unless the applicant is required to meet other permitting or building-approval conditions outside the ZBA record.
