Architect Ben Ashura told the board the accessory building will match existing stonework and shingles, will be tucked within existing setbacks and is intended primarily for vehicle storage and the homeowner’s hobby use. He said the design will fit between two large rock outcroppings and that no trees would be removed for the location chosen.
Board members focused on documentation: staff and board requested labeled, higher‑quality photographs from all sides and a clear chain of title or ownership history back to the 1920s or earlier. The board recorded a conditional vote in favor of moving the application forward subject to those materials being submitted to staff for review; staff said they would notify the applicant whether hard copies were required in addition to emailed files.
The board reviewed compliance questions (accessory structure rules, grandfathered nonconforming elements) and confirmed the proposed footprint remains within allowable coverage and height limits. The board asked staff to note any proposed tree removals on the wetland/watercourse clearance form and reminded the applicant that any trees 8 inches or greater in diameter would require a permit.
The board’s conditional acceptance preserves opportunity for administrative review if the required photos and ownership documentation are later judged insufficient; staff will communicate next steps to the applicant.
