Thompson board forwards UMH zone-change to planning panel, sets hearings on zoning definitions and development timing

The Town Board of the Town of Thompson on April 7 forwarded a zone-change request from UMH Mobile Homes of NY, Inc. for property on Hamilton Road to the Town Planning Board for review and recommendation and tabled a separate Evergreen Heights rezoning request for further review.
Tyler Sweet of Sterling Environmental presented site plans for UMH and answered questions from board members before the board adopted Resolution No. 177 to send the application to the Planning Board. The Evergreen Heights request (SBLs 11.-24-1 and 11.-27-1), previously approved by the Planning Board, was discussed but tabled by vote (Res. No. 178) so board members could review outstanding questions.
The board also set a public hearing for Proposed Local Law No. 01 of 2026, an update to Chapter 250, Part I, Article II (Definitions), for May 5, 2026 at 7:00 p.m. (Res. No. 181). Proposed Local Law No. 02 of 2026, amending Section 250-180 (Time for Development), was introduced and referred to Sullivan County Planning and Community Development for GML‑239 review (Res. No. 182).
Why it matters: The combination of forwarded zone-change applications and proposed amendments to the town code affects how properties are classified and how quickly projects may proceed, which in turn shapes future development density and municipal review timelines.
