The Orono Planning Commission approved variances on LA 25‑000023 to allow a second‑story addition over an existing lakeshore home, after staff recommended approval and commissioners said the request respects neighborhood character. Melanie Curtis, a city planner, told the commission the house sits 67 feet from the water, encroaches four feet beyond the average lakeshore setback and about 10 feet into the required 30‑foot rear yard setback, and that the proposal would not increase those encroachments.
“The request for variances to expand the 2nd story of the home over the existing footprint appears to be reasonable, considering the noted practical difficulties,” Curtis said, recommending approval. Dave Zweber of David Charles Design, the project architect, told the commission the addition would not raise the overall roof peak and would not bring the structure closer to the lake.
Commissioners praised the design and neighbor outreach. One commissioner noted the exterior changes “fit the character of the neighborhood” and several members said the project would preserve a house more than 100 years old. With no public speakers opposing the request, the commission voted to approve the variances.
The decision clears the way for the owner to pursue building permits subject to any technical plan review and usual city conditions. The commission did not attach additional requirements at the meeting.
