Kristy Crittenden, speaking for her neighbor Eric Stamer, told the Historic Preservation Commission the existing shingle roof at 212 North Market Street was deteriorated and that installing a 24-gauge prefinished standing-seam metal roof with new flashings and powder-coated snow guards would preserve the building while avoiding prohibitively expensive shingle replacement.
Commissioners referenced the commission’s roof guidelines, including elements J 8, 10 and 12, and discussed material details such as seam profile, absence of visible ridge vents or caps, and the use of step-flashed chimney transitions. One commissioner said the panel must be flat without corrugations and use a 1-inch folded seam that appears closed and locked. "Good roof maintenance is absolutely critical for the roof's preservation and for the preservation of the rest of the structure," a commissioner said while moving approval.
A motion to approve a traditionally detailed standing-seam metal roof and snow guards was made and seconded; the chair called the question and the motion passed unanimously. The commission wished the owner luck with the work.
