The Clarke County Historic Preservation Commission on Monday tabled a request to demolish and replace an accessory structure at 495 West Rutherford Street after members said the application lacked sufficient documentation to justify demolition of a contributing accessory building.
Tom Dimitro, representing the applicant, described extensive deterioration: sagging concrete slab, rotted framing and compromised connections. "The slab that's in this garage is not the footing though ... It is not a structural footing," Dimitro said while submitting photos he described as showing significant decay.
Commissioners acknowledged the damage but said they needed more evidence before approving demolition for a structure that the staff report listed as a contributing accessory building. Several commissioners asked for clearer site plans, additional interior and exterior photographs and a more detailed condition assessment to support the claim that repair was not feasible.
Given those information gaps, the commission voted to table COA-2026-05-965, giving the applicant up to six months to return with supplemental materials. The motion to table was made by Chris and seconded by Allan.
What the commission requested: a complete site plan showing context, a set of clear photographs documenting the deterioration, any structural-notes or engineer's observations that demonstrate the accessory structure is not salvageable, and preliminary design ideas for a pavilion replacement that are sensitive to the district.
Next steps: The applicant may work with staff to compile the requested materials and may return before the six-month deadline if documentation is ready earlier; staff offered concept-design assistance if the applicant wants guidance before the next hearing.
