Zoning commission recommends rezoning at 291–295 Ponte Street to allow mobile home

The Terrebonne Parish Zoning and Land Use Commission voted to recommend rezoning 291 and 295 Ponte Street from R1 (single-family) to R3 (multifamily), clearing the way for an applicant to place a mobile home on one lot.

Applicant Reginald Patterson told the commission he had purchased one of the lots from his ex-wife and asked for the zoning change to permit a mobile-home placement. Staff recommended approval under the commission's rezoning standard of a "change in conditions," noting that an adjacent property is already zoned R3 and that the immediate area contains a mix of mobile homes and parcels zoned R1, R2 and R3.

Staff also reported seven telephone calls in opposition to the rezoning: four callers from St. Peter Street and three callers from Ponte Street (recorded for the public record by staff: Carrie Dubois, Leslie Neil, Barbara Dubois, Bobby Dubois, Craig Labbuff, Nicholas Labbuff and Cody Jarbo). After brief discussion, the commission voted to approve the recommendation to rezone (motion by Mr. Barry Sudier; second by Mr. Terry Gold). The staff noted the commission's recommendation will be forwarded to the parish council; the item will be introduced at the Community Development and Planning Committee on July 13 and scheduled for a parish-council public hearing on Aug. 26, 2026.

Next steps: the parish council will hold the public hearing and take final action; the commission's vote is a recommendation, not a final zoning change.
