The Design Review Subcommittee provided feedback June 24 on revised plans for the Lorna townhomes, which the applicants resubmitted in a Spanish architectural style after prior contemporary designs. Staff summarized earlier DRC comments and said the revised design responds positively to requested changes.
Applicant Steven said the redesign "looks a lot better" and that changes made the product more appropriate to the site; the team removed some previously proposed ADUs and reduced unit count to improve spacing and views. Staff noted that rafter spacing should conform with the Henry Lenny guidelines and reminded the applicant that chimneys may extend up to two feet above the zone height limit under existing allowances.
Reviewers praised the general massing and noted the project now better fits the site, but asked the design team to vary roof heights and forms to avoid repetition, simplify layered planters and show guardrail/handrail details for rooftop decks. Members also suggested the applicant consider two-piece roof tile over "S" tile where budget and constructability allow, or introduce small variations in tile type and color to break up large roof expanses.
The subcommittee indicated the project is a clear improvement and recommended the applicant refine the noted details prior to the Planning Commission hearing.
