The Zoning Board of Appeals approved an area‑variance resolution June 22 permitting a covered carport and associated addition at 60 Catherine Street, recording multiple setback and coverage reliefs and attaching a condition that the structure remain an open‑sided carport.
Don Brovich, one of the owners, said the applicants revised plans after earlier board feedback to convert a previously proposed enclosed garage into a carport to reduce visual impact and maintain neighborhood character. “We also moved it up towards the road, so not as far back,” Brovich told the board.
The board’s draft resolution documents relief for combined coverage (requested additional coverage ~7%), interior side setback and total side setback; the record notes the applicants provided comparable nearby properties and that the lot is preexisting nonconforming. Board members proposed and adopted a condition specifying the approved setback relief and coverage apply to an open‑sided carport and that any future change converting it to an enclosed garage would require returning to the board.
A roll call recorded the vote in favor; the chair announced the motion passed (recorded as passing). The board told the applicants the resolution will be recorded and that they can file for building permits; staff said the applicants will receive a recorded copy of the resolution by the end of the week.
Why it matters: The conditional approval balances the applicant’s stated need for covered parking and aging‑in‑place considerations while limiting future risk of visual massing by requiring the structure remain open‑sided unless the owners seek further approvals.
What’s next: The resolution will be recorded and the applicants may submit building‑permit documents; the city will forward a copy of the recorded resolution to the owners.
