Simsbury board cuts North Simsbury valuation, approves exemptions and other appeals

Chair Sheree Landerman called the Simsbury Board of Assessment Appeals to order at 5:46 p.m. Wednesday and the board moved through minutes, hearings and deliberations for appeals to the 2025 Grand List.
The board approved the March 11, 2026 minutes on a 2-0 vote after a motion by Chair Sheree Landerman and a second from board member Scott Barnett. The panel then considered a slate of property appeals and assessor recommendations.
In one of the largest adjustments, the board voted to reduce the assessed value for North Simsbury Development LLC at 1503 Hopmeadow Street (Unique ID 30418602) from $1,886,220 to $724,080. The motion, made by Chair Sheree Landerman and seconded by Scott Barnett, passed 2-0.
The board reduced the assessed value for Robert McAlpin’s property at 313 Hopmeadow Street (Unique ID 31619800) from $346,640 to $339,500 following a motion by Landerman and a second by Barnett; the motion passed 2-0. The board made no change to the assessment for SL Simsbury LLC at 250 Hopmeadow Street (Unique ID 30857615), voting 2-0 to leave the valuation as presented.
The board granted tax-exempt status to Thrive Farm Inc at 73 Wolcott Road (Unique ID 20240091), approving an exemption that reduced the assessment to $0. The motion was made by Landerman, seconded by Barnett, and passed 2-0. By contrast, the board voted to make no change to the assessment for Flamig Farm Earth Products LLC at the same address (Unique ID 20240074); that motion also passed 2-0.
The minutes show The Riding School LLC (Unique ID 20240100) did not appear for its scheduled hearing and the board took no action on that item.
Under the assessor report, the board approved APA exemptions for Joshua Maurer (38 Sunset Hill Rd, Unique ID 31857600) and Joseph Winkelmann (20 Fairview Street, Unique ID 30183680) after motions by Scott Barnett and seconds from Landerman; both motions passed 2-0. The board also approved various business personal property adjustments as presented by the assessor, again on 2-0 votes.
During deliberations on appeals heard March 11, the board reduced Michele Equale’s 2024 personal property assessment from $26,250 to $16,410, including application of the stated 25% penalty. The board made no change to the appeal from Nevin Christensen (Unique ID 30316910). Motions on these items were made by Landerman and seconded by Barnett and carried 2-0.
Scott Barnett moved to adjourn at 9:17 p.m.; Landerman seconded and the meeting ended by a 2-0 vote.
The actions taken affect the listed property owners’ assessments for the 2025 Grand List. The board did not record any detailed findings in these minutes beyond the motions and vote results; next steps for affected taxpayers would be any statutory appeals available under Connecticut law, if they choose to pursue them.
