The Hilliard Board of Zoning Appeals approved a variance to reduce the sideyard setbacks for an addition at 4720 Davidson Road, adopting three staff-recommended conditions.
Staff described the single-family property and the proposed addition on the west side of the house. The existing house met district requirements; the proposed addition would reduce the west side setback to about 6 2/3 feet and slightly reduce the combined sideyard total to roughly 30–31 feet, short of the standard 35-foot combined requirement. Staff said the adjacent 400-foot-wide open space to the west (planned as park/open area) reduces concern that the addition would affect neighboring structures, and staff recommended approval with three conditions.
Applicant Michael Smith, who identified himself at 4720 Davidson Road, told the board he maintains adjacent turf and expects construction to finish before work on the neighboring green space; he said he accepted the staff conditions. The board closed public comment and voted to approve the variance to Hillyard Code section 1109.03(B) with the three conditions.
