The Foxboro Zoning Board of Appeals on June 25 approved a special sign permit to allow a temporary 4‑by‑8 (32‑square‑foot) real‑estate sign for Rowan Greens LLC’s comprehensive‑permit site at 119 Wall Street and received an update on the project’s architectural plans.
Bruce Wheeler of Rowan Greens, engineer Bill Buckley (Bay Colony Group) and project architect Michael McKay described the sign location, non‑illuminated black‑and‑white rendering and sight‑line considerations. Buckley said the sign would be set about 20 feet off the pavement to preserve driveway sight lines and would be removed within 30 days of Rowan Greens’ sale of all units. The board approved the sign with three conditions: maximum sign dimensions of 4 by 8 feet, the sign used solely to advertise the sale of residential units per the submitted exhibit, and removal no later than 30 days after final sale of units.
Wheeler and McKay also presented revised elevations and construction‑drawing work the team is preparing. The project is permitted for 36 condominium units on about five acres; nine units will be designated affordable and are all three‑bedroom units, the team said. Wheeler said pricing will ‘‘start in the low to mid‑7s’’ and that the builder expects to begin breaking ground later this summer, with an initial occupancy timeline tied to foundation and construction sequencing.
The board noted that additional technical conditions (regulatory agreement, design‑review feedback, building‑permit requirements, and fire‑safety systems) will be completed as part of the routine permitting process. The board closed the matter after approving the sign permit and receiving the informational update.
