Planner Carly Craft told trustees the request before them was to accept an additional dedication of right‑of‑way along Teal Run adjacent to a minor subdivision at 438 Crossman Avenue. “The Board of Trustees is the only entity with the power to accept the dedication of right‑of‑way according to state law,” she said, and staff recommended accepting the dedication to bring that portion of Teal Run closer to town street‑width standards.
Applicant Joseph Typle said the dedication transfers land to town ownership to correct inconsistent right‑of‑way width in that segment. He told the board the owners support the change and that it will position the area for future compliance with town standards while the existing house on the lot will remain unchanged under the current subdivision proposal.
Trustees asked whether mature trees in the dedication area would be removed. Planning staff said no public improvements or tree removal are proposed now; the trees would transfer to town ownership and future improvements could affect them if a later development required changes. Craft explained that any future street design would consider in‑field conflicts (utilities, trees, etc.) before requiring sidewalk or paving work.
A motion to adopt resolution No. 45 — accepting the Teal Run right‑of‑way dedication tied to the minor subdivision plat — was moved and seconded and passed by voice vote.
The approval clears the permitting path for the recorded plat as proposed; staff said any future development on the outlot will require separate review and any construction impacts will be evaluated at that time.
