Resident alerts River Ridge board to under-slab moisture, urges HOA/CDD coordination

Lynde Sorensen, an Oak Run resident, told the River Ridge Board on Oct. 22 that water had intruded under the slab of her home at 27123 Sound Way, causing buckling of her master-bedroom wood flooring and moisture and mold beneath the floor.
Inspections indicated there were no plumbing or HVAC failures and identified a floor-warranty issue; a leak-detection specialist found very high moisture readings. A foundation specialist recommended installing perimeter drain tiles and downspout extensions of 5 to 10 feet because ponded water had submerged underground downspouts. Sorensen asked the CDD and the HOA to help identify a long-term solution.
Chair Bob Schultz and Mrs. Adams said drain tiles are generally an HOA responsibility, though Schultz suggested the CDD might be able to help address ponding. District Engineer Charlie Krebs noted the area had been originally designated as indigenous preserve and the drainage was not installed; after rezoning it is Club land and not part of the water management system. Sorensen said she hoped the CDD, HOA and golf course could identify an innovative approach to move water away from homes.
Staff said they will follow up, and Mr. Willis asked whether the source and entry point of the water had been conclusively identified; Sorensen said the cause was not determined, though excessive ground moisture and rainfall were likely contributors.
