River Ridge board approves gatehouse redesign, signage program, street sweeping and easement

At its Oct. 22 meeting the River Ridge Community Development District approved several capital and maintenance actions.
The Board authorized Bowman to retain RG Architects, P.A. as a subconsultant to redesign two gatehouses and related elements, approving the approach to book the $62,500 design fee as a reimbursable up-front deferred cost to be invoiced when financing is issued; design and permitting were estimated to take 12–18 months with construction anticipated to start in 2026. The motion to authorize Bowman to retain RG passed unanimously on a motion by Kurt Blumenthal, seconded by Terry Mountford.
Separately, the Board approved the Bowman Consulting Group proposal for landscape architecture services to replace monuments and master signage across Pelican Sound; neighborhood replacements will be charged to Pelican Sound replacement reserves. That motion passed unanimously.
The Board ratified an emergency Precision Cleaning, Inc. street-sweeping authorization for storm cleanup. Staff reported eight loads of debris were removed and eight passes were completed; the Board approved a one-time payment of $1,475 and authorized staff to add week-to-week cleanings over the next month if needed.
District Counsel presented a template Grant of Easement for drainage from PSGRC to the River Ridge CDD. The Board agreed each future easement would include a specific sketch and legal description when added to an agenda; the Board approved the proposed Grant of Easement on a unanimous motion.
The Board also directed staff to continue coordination with contractors on equipment relocation and electrical proposals for a nano-bubbler unit near a homeowner’s lanai.
