Board conditionally approves demolition and 20-unit short-term housing at 190 King Avenue, requests HAB site report

The University District Design Review Board granted conditional approval for a proposal to demolish an existing multifamily building at 190 King Avenue and replace it with a three-story, 20-unit short-term residential building intended to serve families and patients of the Ohio State University Wexner Medical Center.

Staff presented the application and said the existing structure (circa 1964) could be potentially contributing to the district’s character; staff recommended approval of the new design contingent on documentation of the existing building’s character via a HAB site report prior to demolition. Stephanie Kendler noted the applicant addressed prior board comments by increasing setback, improving landscaping and revising materials to better align with the University District Plan.

The applicant said city council previously approved variances sought for the project and that recent design refinements responded to board feedback. Board members generally praised the increased setback, enhanced landscaping and inclusion of bicycle parking. During the vote, Mr. Fleming abstained; Miss Gunselman moved the conditional approval and Mr. Reeds seconded it. The motion carried with the remaining members voting yes.

The board’s approval is conditional on submission of the HAB site report documenting the existing building’s style and potential contributing features. Staff will expect that documentation before any demolition permit is executed, and the applicant indicated they will provide the requested report.
