The Orono Planning Commission approved a side- and rear-setback variance for a proposed garage addition at 900 Dakota Avenue (LA 26-13). Staff explained the property is nonconforming in lot width and that the LR1A district permits a reduced side setback based on a percentage of lot width; as a result, the proposed work would encroach roughly "2.7 feet to the south and about 10.4 feet, to the east."
Staff noted a nearby neighbor submitted a letter in support and recommended approval with no conditions: "We have not received any public comments for this application, and we recommend approval, with no conditions." The presentation emphasized minimal neighborhood impact because the greatest encroachment faces a largely natural property and the closest occupied building is some distance away. Staff also said the application "will be going to the state council on May 11."
The applicant indicated he had nothing to add when given the opportunity. Commissioners agreed the site constraints and neighbor support made the request reasonable and moved to approve; a motion to approve was made, seconded and carried by voice vote. The variance will allow the applicant to proceed with the garage addition in the location described in staff materials.
