North Fayette’s Planning Commission on Feb. 5 recommended that the Board of Supervisors approve a minor land development (Application 2025‑26‑SP) and a related conditional use (Application 2026‑1‑CU) for Roaming Bean at 8200 Steubenville Pike.
Architect Kento Ohmori and property owner Jon Davis described the proposal as a wholesale retailer and coffee‑cart preparation facility on 3.7 acres with no on‑site consumption and no truck storage. Mobile units servicing the business would replenish supplies through an on‑site drive‑thru bay; the retail component requires conditional use approval.
Residents from the Santiago neighborhood raised concerns about site access and the safety of nearby Crawford Street where children live. Ohmori said site access would be only from Santiago Road and that there would be no access from Crawford Street; he also said the applicant would remove existing fencing and concrete and add street trees along Steubenville Pike.
The Commission unanimously approved a waiver allowing the applicant not to construct the sidewalk along Steubenville Pike in exchange for a fee‑in‑lieu and recommended approval of the land development application, contingent on addressing items in the Township review letter dated Jan. 30, 2026 and LSSE review letters dated Nov. 26, 2025; Jan. 2 and Jan. 29, 2026.
