Board finds 300 West not historically significant, issues negative SEQR declaration and approves demolition

The Saratoga Springs Design Review Board on July 10 determined that a house at 300 West Avenue does not possess historic or architectural significance and approved demolition after the board completed SEQR review.
John Pecora, chief financial officer for the Saratoga Regional YMCA, told the board the YMCA acquired the property in April 2023 and that the building is dilapidated and likely not salvageable. The board reviewed background research presented by the applicant and found no record of the property’s significance in historic materials.
The board completed SEQR (citing 6 NYCRR Part 617), voted to issue a negative declaration that the proposed demolition would not have a large or important environmental impact, and then approved demolition as submitted. The Chair recommended salvaging any recoverable historic fabric during demolition if possible.
The YMCA may proceed with demolition and later return with a redevelopment proposal or leave the parcel as open space.
