The North Fayette Township Zoning Hearing Board denied a sign-variance request for a commercial building at 116 Andrew Drive during a Jan. 22, 2026 meeting.
Dan Patterson, vice chair, reconvened a continuation of the Dec. 18, 2025 hearing on an application filed by KDP North Fayette 110 LLC seeking a variance from the general sign-location requirements of Section 27-1007 of the North Fayette Township Code of Ordinances to permit an additional business identification sign at the parcel identified as Allegheny County Parcel ID No. 412-B-2.
Brian Bernard of Caveman Signs presented the applicant’s case and answered questions from the board. Mike Saville, Manager of Code Administration for North Fayette Township, presented the township’s case and responded to the board’s questions.
Solicitor Anthony Cosgrove placed the board’s exhibit list into the record and noted the applicant provided a sign drawing entered as Exhibit 10. The public offered no comments during the hearing.
Following discussion, Mr. John Scott moved and Mr. Chip McCarthy seconded a motion to deny the variance. The board concluded the applicant failed to satisfy the criteria for approval under §27-1516(5)(A) of the zoning ordinance and §910.2 of the Pennsylvania Municipalities Planning Code; the motion carried unanimously and the variance request was denied.
The board took no further action on the application at the meeting and adjourned at 7:24 p.m.
