The Village of Corinth Planning Board on June 8 declared substantially complete an application to renovate the first floor of 133 Main St. into six apartments and two commercial storefronts and set a public hearing for July 13, 2026 at 6:00 PM at the Firehouse, 16 Saratoga Ave.
The application, submitted by applicant Einars Tupuritis with attorney Justin Grassi on the conference call, covers the first-floor conversion while keeping five second-floor apartments unchanged and using the Sherman Ave parking lot for tenant parking and a recreational area. Chairperson Phyllis Morreale led the review and requested several specific plan updates and supporting documents before the Board’s public hearing.
Board members and Code Enforcement Officer Neil Hepner said the updated plans must include a north arrow, the applicant’s name and address, and clear lot boundaries. The Board asked for a property survey if one exists and for a title search to confirm any easements or agreements allowing tenants to use the Sherman Ave lot, specifically any agreement with 10 Sherman Ave; if none exists, the Board recommended a written agreement between property owners.
The Board also required the plans to show where a dumpster would be placed, provide fire-exit/egress plans, and indicate outdoor lighting and signage locations. Members asked for a construction schedule, an updated project description, a snow-removal plan, a specification of the parking-surface material (for example, paved or crushed stone), and a set of larger-format plans for review.
Inspector Hepner said he would forward the updated materials to Saratoga County for review and provide them to the Fire Chief for input. The Board noted that a State Environmental Quality Review (SEQR) determination must be completed before the public hearing.
Motion and next steps: Chairperson Phyllis Morreale moved, and Rickey DiLorenzo seconded, to declare the application substantially complete contingent on submission of the requested items and to set a public hearing on July 13, 2026 at 6:00 PM at the Firehouse, 16 Saratoga Ave. The Board voted in favor. The Planning Board’s next regular meeting is scheduled for Monday, July 13, 2026 at 6:00 PM. The meeting adjourned at 7:10 PM following a motion by Kendra Schieber, seconded by Morreale.
Background and significance: The requested submissions are intended to clarify site access and safety, confirm legal rights to use the Sherman Ave parking area, and allow County and Fire Department review before the Board hears public comment. The SEQR determination will establish whether environmental review is required at the hearing stage or earlier.
