Planning commission forwards Brian Andrews’ three-unit contractor site plan at 1182 Wolcott Road to town engineer for review

The Wolcott Planning & Zoning Commission on April 1 voted to accept for review a site-plan application from Brian Andrews for a proposed three-unit contractor building at 1182 Wolcott Road and, citing regulation 31.4.3, to forward the plan to the Consulting Town Engineer for review and comment.
CZEO Kalinowski summarized the application and noted the property sits along the Route 69 corridor and must meet the town’s stormwater and MS4-related review requirements. The commission asked for greater detail on landscaping and exterior materials before further consideration.
Applicant Brian Andrews told the commission he “would most likely occupy at least one unit and would rent out the other one or two units.” Commissioners asked that the applicant provide a planting plan and a colorized rendering of the proposed building; CZEO Kalinowski confirmed that the regulations call for a planting plan by right. Commissioner Daniel LaMontagne also encouraged the use of nonresidential-grade siding for durability and requested a colored copy of the architectural drawings.
The engineer, Bill Stango, spoke with the commission about the submission and was informed of the requested facade and planting details. Upon motion by Daniel LaMontagne, seconded by John Murphy, the commission unanimously voted to accept the application for review and forward it to the Consulting Town Engineer. The commission directed that the applicant provide siding color, stone type, and a planting layout and said it will reconvene review of the application at its April 15 meeting.
Separately, CZEO Kalinowski reported that Tractor Supply Company may be starting at its Wolcott site in the next few weeks; that was provided as an informational update only and drew no formal action.
