Planning and Zoning denies Big Rig Companies' interim use permit for truck sales and service after resident safety, traffic and road‑use concerns

On Oct. 1, 2024, the Silver Creek Township Planning and Zoning board voted to deny an interim use permit requested by Big Rig Companies to operate truck sales and service in the township. Project Engineer Scott Dahlke presented the company's proposal; the board heard extended public comment before acting.

Multiple residents raised safety and traffic concerns during the public-comment period. Resident Cliff Johnson, resident Jeff Warren and other neighbors told the board that the site plan lacks a turnaround for large trucks if an entrance is gated or a driver misses the entrance, which they said would force trucks to reverse on a local road. Commenters also raised concerns about increased noise, exhaust fumes, safety risks for nearby properties, heavier traffic and accelerated wear and tear on township roads.

Citing the lack of a dedicated turnaround for commercial trucks, Member Mike Helman moved to deny the interim use permit; Jesse Dickenson seconded. The motion carried 6-2. Meeting minutes record the stated basis for denial as the absence of a truck turnaround; no alternative mitigation that satisfied the board was recorded.

Project Engineer Scott Dahlke presented the application on behalf of Big Rig Companies; the minutes list the residents who spoke in objection but do not record verbatim quotes or identify how individual board members voted on the tally beyond the 6-2 result. The board did not approve the interim use permit and no follow-up conditions or continuations were recorded in the minutes.
