Zoning board approves expansion of Perkasie dental practice at 1635 North Fifth Street

The East Rockhill Township Zoning Hearing Board on Sept. 30 unanimously granted a special exception to Blackstone Building Group and Jill Rafine to expand a nonconforming dental practice at 1635 North Fifth Street in Perkasie.
The application, filed for Tax Map Parcels 12-014-030-001-006 and 12-014-030-001-005 in the RR Rural Residential district, sought relief under §27-2103 of the Zoning Ordinance to permit construction of an addition to the upper floor occupied by the dental practice. Mr. Trae Anderson of Blackstone Architecture provided testimony on behalf of the applicant; Dr. Divyesh Dhanan of Pennridge Family Dentistry was present as the practice representative.
The board's motion to grant the special exception, made by John Fenley and seconded by Arlo Eby, included conditions that the project comply with all Township ordinances (including the Township's Stormwater Management Ordinance), that any exterior lighting on the property be shielded and directed downward, and that the proposal conform to testimony and exhibits presented to the board. The three board members present'John Fenley, Arlo Eby and Patricia McAnally'voted in favor. Executed Findings of Fact, Conclusions of Law and Decision will be the official decision of the Zoning Hearing Board.
The approval allows the applicant to proceed subject to the stated conditions and any further administrative steps required by township permitting processes.
