District hears facilities assessment; contractor recommends master plan and prioritization

A consultant from the Iowa Association (IAT) presented a facilities assessment to the Atlantic Community School Board, identifying immediate maintenance needs, longer-term repairs and options for master planning.
IAT’s Chad Ali reviewed the district-wide findings and four evaluation lenses — safety and security, building improvement, site improvement and potential new facilities — and explained the priority bands (urgent: 1–2 years; required: 2–5 years; recommended: 5–10 years; suggested: 10+ years). He said the district's buildings are generally in good condition but highlighted several areas requiring near-term attention, including the high school roof and HVAC, water infiltration and tuckpointing in the middle school auditorium, and code or accessibility upgrades in several buildings.
Why it matters: The assessment provides costed, prioritized information the board can use to avoid redundant work and to sequence maintenance and renovation so that short-term fixes do not conflict with larger renovation plans. Chad recommended commissioning a master plan from an architect (estimated $30,000–$40,000) so the district can time maintenance and construction efficiently.
Board reaction and next steps: Board members asked for specific prioritization lists and sequencing guidance. The presenter offered to return for a prioritization session, and staff were asked to consider master-plan funding and architect selection at upcoming work sessions.
