The Village of Beecher board on June 22 approved a series of planning and zoning measures, directing legal steps to preserve one property's residential use and granting several variances recommended by the Planning & Zoning Commission.
The board closed a public hearing and approved a motion directing the village attorney to prepare documents to record permanent nonconforming status for the property commonly known as 1220 Dixie Highway, allowing continued single‑family residential use despite the parcel’s B‑3 (General Business and Service) zoning. Planning staff said recording the legal nonconforming use should help future purchasers obtain loans.
Trustees also approved ordinance No. 1455, which grants a variance to permit a fence in the front yard at 1469 Trailside. Separately, the board directed the village attorney to draft an ordinance to increase maximum lot coverage from 40% to 49% at 313 Aspen Drive to allow a new sidewalk and patio expansion; trustees noted the Planning & Zoning Commission unanimously recommended approval at its June 18 hearing.
The board approved a variance to reduce the required separation between detached buildings from 20 feet to about 3 feet so a shed can be installed at 613 Dixie Highway; trustees discussed combustible‑storage conditions and said the findings will include applicable restrictions. Finally, the board approved a variance to sign requirements to allow a pole sign at 744 West Indiana, again following a unanimous P&Z recommendation.
All zoning items presented at the meeting were approved by roll call. The planning presenter reminded the board that the Planning & Zoning Commission will meet next on July 23 at 6 p.m. at Village Hall.
