The Town of Loxahatchee Groves Special Magistrate on June 24 ordered property owner Steven Manis to obtain a Business Tax Receipt for 4332 145th Avenue North by July 10, 2026, after Code Compliance presented evidence of service and outreach.
Code Compliance Officer Deanna Thomas told the magistrate that a Notice of Violation/Notice of Hearing was written June 5 and posted June 6, 2026, and that copies were mailed and posted at town hall on June 8. Thomas said the house is advertised for rent on Zillow and realtor.com and that she contacted Zillow and the listed realtor, Zach Klein Kleindienst, who forwarded messages to Manis; Thomas said she had not had direct contact with the respondent. Town staff requested compliance by July 10 and outlined potential penalties, including a $100 BTR penalty plus 25% of the business tax due, a state penalty up to $250, and administrative costs of $409.66.
Special Magistrate Doug MacGiven reviewed the service documentation on the record, confirmed posting and mailed service, and said he would sign the order reflecting the town's requested compliance deadline and the stated penalties. "You have service via posting," MacGiven said while summarizing the file for the record.
The magistrate directed staff to prepare and submit the signed order to the respondent. The town will monitor compliance and pursue fines if the owner does not obtain the required Business Tax Receipt by the July 10 deadline.
Next steps: the signed order will be mailed to the respondent and the case will return if the deadline is not met.
