City staff and councilors discussed a notice of the Gateway Development Project — a proposed 26‑lot residential subdivision on Parcel 3-5-34-2 in Kane County — at the June 9 Kanab City Council meeting. City Manager Kyler Ludwig said the notice was provided under Utah Code §17-79-802.2 to inform affected local governments of developments that may affect municipal services and growth patterns.
According to materials from the applicant, Gateway Development Phase 1 is adjacent to U.S. Highway 89 and located in an area identified for future growth. Mr. Ludwig said the city is not expected to serve the project with Kanab utilities but staff’s principal concerns are long‑term public safety and transportation planning: ongoing reliance on Highway 89 and frontage roads could increase congestion and limit opportunities for an interconnected collector network. Mr. Ludwig urged coordination between Kane County and Kanab City on future roadway connectivity to support orderly growth.
Councilmember Heaton disclosed that he has worked on the project with Iron Rock Engineering. After discussion focused on transportation and trail connectivity, Councilmember Chamberlain moved to authorize staff to draft a response letter to Kane County addressing roadway connectivity and trails; Councilmember Corry seconded and the motion passed unanimously.
The notice begins the statutory review period; staff will draft the response reflecting the city’s concerns about access and long‑term transportation network planning.
