Building committee approves exterior colors, hears readiness and maintenance concerns for Office and Maintenance Garage

At the June 23 meeting of the Ice one Building Committee, members approved a motion to adopt the exterior color board for the Office and Maintenance Garage and set a plan to review interior flooring and finish samples at the next meeting.
Committee members and project staff reported the site has been mobilized, with trailers temporarily powered by a generator while the team finalizes routing for permanent power. The project team said all required approvals have been returned except final fire sign-off, which needs confirmation of apparatus access and circulation plans before excavation can begin. A project representative said the contractor has submitted materials and that rebar and anchor bolts had already arrived.
The committee heard that a septic system originally specified for nitrogen reduction is not approved for nonresidential use, requiring substitution from a short list of three approved technologies; Peter Glick and the Board of Health have been engaged and updated drawings and approvals were expected this week. Members agreed to swap the proprietary tank for an approved option and to continue the schedule without significant delay.
Steve Gavaskar, facilities director, urged attention to maintenance access for mechanical equipment. "That's where we've had major problems at the police station, where we pretty much have to rip out the whole system," Gavaskar said, referring to condensate and drain routing and rooftop units that can be difficult to service. The design team said access panels, stair access to mezzanines and double doors for equipment removal are incorporated in the drawings to ease maintenance and filter changes.
On finishes, the committee asked the contractor to bring carpet and hard-surface flooring samples (including the specified Gorilla flooring and likely Milliken products) to the next meeting for final selection. Members also discussed FRP exterior door finishes and requested larger door finish samples to confirm texture and appearance. The committee agreed to tentatively approve the presented exterior colors subject to review of the flooring and door samples.
Next steps: the project team will follow up on the septic substitution and Board of Health coordination, provide finish and door samples for the next meeting, and refine bird-wire roof details to reduce penetrations while ensuring performance. No further design changes were adopted at the meeting.
