The Beaufort Planning Board approved a concurrent preliminary and final plat to subdivide 2220 Live Oak Street into two lots.
Planning staff explained the 2.52-acre property will be divided into a 1.67-acre Lot 1 (retaining the 2220 Live Oak address) and a 1.85-acre Lot 2 (addressed as 150 Shell Landing Road). Staff said both lots meet the R-20 district's minimum lot area and minimum building-line width requirements and that no new development or on-site improvements are proposed at this time, allowing simultaneous preliminary and final review.
One board member asked about road frontage requirements for R-20 and was assured that the lots meet buildable-width standards at the building line; staff compared the situation to cul-de-sac lots and explained the lots satisfy the applicable dimensional rules.
A motion to approve the subdivision as presented carried on a voice vote.
Ending: Staff and the board noted the approval is for the plat; any future development on the lots will require separate permitting review.
