The Zoning and Building Standards Board of Appeals approved a variance June 24 allowing a homeowner to place a new sunroom 28 feet from the rear property line at 210 Turnberry Circle, instead of the 40-foot setback required under NCO 1133.05G.
Applicant Sally (listed on the agenda as Sally Liner) told the board she wants a larger, more accessible space so she can remain in her home. “I want to improve my property and I want to create a large space ... that's open and airy and light,” she said, adding the location in the back of the house would improve accessibility if it becomes necessary.
Board members asked for clarifications about the required 40-foot setback and the requested 28-foot distance; one board member said they had driven by the property and noted there was no visible impact on neighbors. After a motion and second, the three board members present voted unanimously to approve the variance.
The decision resolves the applicant’s request to modify the rear-yard setback and does not include any conditions beyond standard permitting. No written opposition was recorded during the meeting. The board did not set a further review date; the variance takes effect according to applicable local procedures.
