River Ridge board authorizes designers for gatehouse remodels and master signage program

The River Ridge Community Development District on Oct. 22 approved engineering and design steps for multiple capital improvements, authorizing Bowman to retain RG Architects, P.A. as a subconsultant to redesign two gatehouses and approving Bowman Consulting Group’s landscape architecture proposal for a Pelican Sound master signage program.

Mr. Long presented the gatehouse redesign proposal, noting the gatehouses will receive a facelift rather than demolition and that the main gate requires replacement after being struck multiple times this year. Design and permitting were estimated to take 12–18 months. Staff recommended booking the $62,500 fee as an up-front reimbursable cost to be invoiced when district financing is issued. The Board approved authorizing Bowman to retain RG as a subconsultant, with the Chair authorized to sign subconsultant documents after counsel and manager review.

Separately, the Board unanimously approved Bowman Consulting Group’s proposal to replace monuments and community signage across the CDD, with neighborhood monument costs budgeted from Pelican Sound replacement reserves. Mr. Long said some monuments will be relocated and that Bowman can provide consistent renderings and 3D visuals.

Procurement notes: staff advised the project cost is below the Consultant’s Competitive Negotiations Act threshold and recommended subcontracting under Bowman to expedite scheduling. Mr. Blumenthal will serve as the Board liaison and Mr. Long will lead project coordination. The Board recorded no opposing votes.
