Westmont board approves $25.33 million guaranteed maximum price for new fire headquarters

The Village Board approved a first amendment to its construction‑manager‑at‑risk agreement with Leopardo Construction for the new fire department headquarters, adopting Exhibit A that sets a guaranteed maximum price (GMP) of $25,328,449.

Director Ree reviewed the procurement history: Leopardo was selected as construction manager at risk in October 2025; the village approved bond issuance and necessary zoning earlier in 2026. He said two bid packages have been released for trades and subcontractors and summarized that the GMP covers demolition of the old building, construction of the new building, a temporary fire station, permits, bonds, insurance, construction contingencies and the contractor fee. He noted the GMP excludes design fees and technology/low‑voltage wiring, which will be handled via separate contracts. "They have now prepared Exhibit A to the agreement containing a guaranteed maximum price of 25,328,449," he said.

Ree reported the total project cost including the GMP and ancillary contracts is $26,883,449. The board asked no further questions and voted to approve the amendment.

Why it matters: The GMP establishes the construction budget cap for the village's fire headquarters project and authorizes the project to move forward toward construction contracts. The stated total project cost and separate exclusions (architect fees, technology) will require further contracting and budget tracking.

What happens next: With the GMP approved, project bids for specific trades will be finalized and remaining contracts for design and technology will be procured under separate agreements. The board approved the amendment by roll call with all trustees present voting in favor.
