Planning commission recommends approval of Christensen Addition subdivision

The Natrona County Planning and Zoning Commission voted 4-0 on Feb. 10 to recommend approval of MS25-02, a major subdivision by Dan Christensen to split Lot 1 of Meadow Acres No. 4 into two five-acre residential parcels; the matter will be forwarded to the Board of County Commissioners.
Hal Hutchinson, chair of the Natrona County Planning and Zoning Commission, on Feb. 10 accepted the commission's unanimous recommendation to approve MS25-02, the Christensen Addition, and forward it to the Board of County Commissioners.
Development Director Sabrina Kemper presented the staff report, saying the application would vacate and replat Lot 1 of Meadow Acres No. 4 Simple Subdivisions to create two five-acre residential lots. The property (Parcel 33770410300100) is located about 12 miles east of Casper with potential access from Happy Glenn Lane, Foxboro and Silver Sage Lane and is zoned Rural Residential 1 (RR-1). Kemper told the commission that staff found the application met the general standards for a major subdivision.
Applicant Dan Christensen answered commissioners' questions during the staff presentation. Deputy County Attorney Ashley Smith provided legal clarification about easement specifications and how easements affect property access. A public hearing was opened; Bill Fairinger spoke in favor. The record also lists Holly Christensen and Dan Christensen as participants; the record indicates no opposition.
Commissioner Ken White moved to recommend approval, saying the subdivision met the required standards and incorporating staff findings by reference; Vice Chair Chad McNutt seconded. The commission voted 4-0 (Hal Hutchinson, Chad McNutt, Ken White and Kevin Christopherson voting yes) to recommend approval to the Board of County Commissioners.
The commission's action is a recommendation to the Board of County Commissioners; the Board will consider final action on the subdivision at a subsequent meeting.
