The Southampton Planning Board granted conditional approval for a site‑plan conversion at 97 School Street, where the applicant proposes to convert a detached garage into additional retail space for a bakery in the historic overlay district.
Sean Leonard, representing the applicant, noted the project had received a certificate of appropriateness from the Landmarks and Historic District Board and sign‑offs from the ARB. The proposal requires a parking variance because the addition creates a need for nearly three parking spaces; the board agreed to accept payment into the Southampton Town Park trust fund in lieu of providing additional on‑site parking. As staff explained, the pro‑rata fee is calculated at $2,000 per waived space in the present policy and the draft resolution seeks a $10,000 payment to the trust fund.
The board also required removal of any encroachments onto adjacent town property identified during the variance process and reiterated that building, fire, and engineering comments must be addressed prior to signature. The resolution passed unanimously by roll call (five in favor, two absent).
