The Southampton Town Planning Board on June 11 considered a final subdivision application at 215 East Montauk Highway proposing two lots in the R20 zoning district. Engineer Maggie Vabria of Northstar Engineering said the rear lot will be accessed via a flag lot and will carry a 50‑foot conservation easement where the parcel abuts the Long Island Rail Road.
An archaeological investigation tied to the site was completed and, according to the applicant, found no significant artifacts. The application received a lot‑area variance for the front lot to permit an undersized area necessary to accommodate the flag lot access.
Because the application is a final filing, the board closed the public presentation and opened a 10‑day written comment period for the public to submit remarks; the motion (recorded as moved by Glorian and seconded by Kate) passed on a 6‑0 vote with one member absent.
Next steps: Written comments will be accepted for 10 days; staff indicated clearing and grading will be reviewed under the town’s clearing regulations if the project proceeds to permitting.
